Located on 146 Acres of land, the Tree Tops subdivision contains meandering environmentally sensitive water courses and scattered, heavily treed areas on a landscape that has an average slope of two percent. Bedrock within 6 feet of the surface was encountered along the East and part of the South side of the project.
The 185 Lots in this “conservation subdivision” abut open-space features such as park areas, dry storm basins, landscaped ponds and wooded or open common space. All lots are served by sanitary and storm sewers, watermains, concrete curbs, asphalt pavement and underground service utilities.
Following the Village's Conservation Ordinance: Lot sizes were reduced 20% in size and designed in clusters; environmental areas were preserved and enhanced; stormwater detention basins were designed as wet and/or dry basins; grades were raised to mostly avoid bedrock; the removed bedrock was placed in non-environmental areas away from the planned building sites; where unavoidable the bedrock was shot in place in a pre-designed pattern that would provide for a variety of house placements. The result of these designs provided the blueprint for creating inviting homesites for a much higher-end development.
