An important component of the 1972 design was the use of the same type of elements more commonly used in the present day design of a stormwater detention basins (wet) and water quality ponds. The 5 Acre lake has a sealed bottom and sides, it is fed by a continuously operating low-capacity shallow well, has detention capacity for in excess of a 100 year storm, and has a sufficiently sized outfall pipe and an outfall structure which can lower the lake elevation by several feet.
1972-1975 This site was a 45 Acre abandoned gravel pit. We redesigned it into a bowl-shaped, multi-leveled topography capable of accommodating chalet-styled buildings of stacked flats with below-level parking. Our initial designs consisted of sanitary sewers, watermains, paved private streets, storm system, a 5 Acre lake composed of a retention/detention basin. 144 of the planned 420 units were constructed in this phase, included an in-ground swimming pool and tennis courts.
1986-1988 100 additional units in a newer-style building-type were constructed utilizing extensions of the existing sanitary sewer, storm sewer, watermain and private drive systems.
1998-2002 The final 72 rental units were constructed consisting of two 36 unit buildings with improvements consisting of: additional improved tot-lot areas, walking trail system, picnic facilities, siltation basins, soccer field and baseball diamond. Our services also consisted of reanalyzing the watermain system to isolate the project into two segments with separate master meters (pits) and upgrading the stormwater detention (and water quality) system.
2005 Services provided to convert Phase III 72 units into condominium ownership. Prepare as-built information and condominium documents for unit sales. |
