This is a multi-phased “conservation residential condominium” project located on 44 Acres of a combination of high developable land and environmentally sensitive areas including wetlands, primary environmental corridor and floodlands.
In avoiding the environmental areas, we concentrated on placement and grouping of the single family zero-lot line homes in landscaped cul-de-sacs and along the meandering streets. Wet ponds were designed for aesthetic purposes and to fill the need for stormwater detention requirements and to balance the sites earthwork as well as raise the building sites above groundwater elevations.
We integrated the ponds into the plan setting and joined a number of these ponds by creating a faux-bridge. Access to the two high land portions of the project was achieved by a installing a pre-cast bridge over the navigable stream crossing through the site.
The project is served by sanitary and storm sewers; watermains; concrete curb; pavement; and underground service utilities. Upon completion, the project will contain 59 living units. |
