This 40 Acre Commercial, Shopping and Office Center was first identified as an element in the 1988 Neighborhood Planning Study. This study was undertaken to plan and coordinate the development of the 200 Acre properties at the Southwest Quadrant of Capitol Drive and Brookfield Road.
In 1999 Thomson Corporation and their partners engaged our firm to prepare the necessary development plans and process these for approval by the City (that approval was obtained in 2000). We provided the civil municipal engineering designs for grading, stormwater management, paving, sanitary sewers, storm sewers, watermains, including land surveying services for building placements and alignments and their surveys, construction surveys, construction staking, as-builts and rezoning.
Prior to development, the east side of this project was the highest point of the site; in the final designs, the area around the “SENDIKS” store was designed to be at the highest elevation. To maximize the areas for buildings, parking and drives, we designed the stormwater facilities to be located adjacent to the existing wetlands on the west side of the project, with additional facilities located at the southwest corner behind the condominium element.
Under separate agreements, our firm also provided the civil municipal engineering plans, planning services and field staking and land surveying services to construct the VK Office Park to the west, the Vincent Park development (subdivision) to the southwest and the Muriwood (subdivision) to the south. |
